Veterans Affairs mortgages, also known as VA loans, make it easier for active duty service members and veterans to get financing they need to purchase a home. The benefits of VA loans include no down payments, no mortgage insurance, and no minimum credit score requirement.

Just in time for summer, the VA announced that they will now offer two new loan products; a VA construction permanent loan and a VA renovation home loan limited to $35,000.

Historically, the VA has not offered a construction permanent loan, so this is particularly exciting loan offering. The issue with this type of loan is that it may be challenging for VA borrowers to locate a lender willing to issue a construction loan.

When it comes to VA renovation loans, this type of loan is best utilized when a seller needs to make home repairs, such as repairing a roof, to close on a sale to a VA loan eligible buyer. This type of loan is also difficult to secure.

For those applying for the newly available VA loans, or any VA loan, it is best to contact a qualified mortgage loan officer to ensure approval, as the process can get complicated. Big lenders are usually quick to deny qualified applicants, due to the numerous terms and conditions associated with each loan.
