Located in Lee County, an area profoundly impacted by Hurricane Ian, the Hermosa North Fort Myers development is poised to serve as a model of forward-thinking, storm-resilient construction. While the project is still undergoing certification and inspection, it has been carefully engineered to meet FORTIFIED Gold standards, signaling a major leap forward for affordable, durable housing in Florida.

Hermosa will feature a 160-unit affordable multifamily residential building designed with environmental sustainability in mind, achieving NGBS Green Building certification standards. This community, exclusively for seniors aged 62 and older, includes a preference for veterans and provides essential affordable housing opportunities for residents earning 60% or less of the area median income (AMI).

Amenities and Features:

Residents will benefit from a modern clubhouse with a fitness center, business center, and pool, along with free programs like an Adult Literacy Program and a Resident Assurance Check-In to foster a supportive community.

Key Milestones:

• One of the first developments in the State of Florida to apply and have its plans pre-approved to obtain the Fortified Gold Certification (program designed to strengthen homes and commercial buildings against specific types of severe weather).

First development in Lee County to utilize state and federal recovery funds associated with Hurricane Ian.

First to leverage benefits under Florida Senate Bill 102 (commonly known as the Live Local Act).

Why It Matters:

Hermosa is a bold response to Lee County’s critical affordable housing needs, offering a vibrant community for seniors. This project represents a significant step forward in affordable housing development.
